Why is the bay window room so cold in a Great Barr semi?

In many 1930s semis, the panel under and beside the bay window is not brick at all. It is often a thin timber frame with tiles outside and a plaster lining inside, with little or no insulation. That panel loses heat fast and lets draughts through, so the bay stays cold even with the heating on.

What kind of homes does Great Barr have?

Great Barr is a large area that straddles Birmingham, Sandwell and Walsall, and much of its housing went up between the wars. Neighbouring Kingstanding and Perry Barr grew in the same period, so the streets have a family resemblance: pairs of semis, front bays, hipped roofs and long back gardens.

That era sits right on the change from solid walls to cavity walls. Some Great Barr semis have 225mm solid brick, others have an early cavity. The answer changes the whole recommendation, so I check before anything else.

What is behind a cold bay window in Great Barr?

Usually a lightweight panel. When I open up these bays, I often find a timber frame with tiles on the outside and a lining sometimes only about half an inch thick on the inside. Once that lining comes off, you can feel the wind coming through.

From inside a decorated bedroom, you would never guess. It looks like the rest of the wall, but it performs far worse. That is why the bay feels icy, why curtains are pulled across it all winter, and why condensation collects on the reveals.

Do I need internal wall insulation or cavity wall insulation?

It depends on the wall. If your semi has a cavity that is empty and suitable, cavity wall insulation may be the sensible first step and I will tell you so. If the walls are solid, internal or external insulation are the realistic options.

  • Solid brick main walls: internal wall insulation, room by room.
  • Cavity main walls: check the cavity first; the bay panels may still need insulating separately.
  • Any wall with damp: fix the cause first, such as gutters or pointing, then insulate.

Plenty of Great Barr homes need only the bay and the bedroom above it treated. That is a smaller, more affordable job, and often the one that makes the biggest difference to comfort.

What does a bay look like after insulation?

Like a normal, smooth plastered bay, just warmer. The lightweight panel is opened up, the frame is insulated and draught-sealed, a board layer goes across to cut cold bridging through the timber, and the bay is replastered ready for decoration.

  • The window reveals and the underside of the window board are insulated too, because that is where condensation usually starts.
  • The window board is refitted or replaced with a deeper one to suit the new wall thickness.
  • The radiator under the window, if there is one, is taken off and refitted onto the new surface.

Because a bay is a small area, the work is usually three to five days, and the rest of the room stays protected under dust sheets.

For a whole cold bedroom rather than just the bay, the answer is usually full internal wall insulation on the outside walls, and I can price both options side by side.

Is Great Barr a conservation area?

Part of it is. Walsall's Great Barr Conservation Area is centred on Great Barr Hall, its parkland and the countryside around Barr Beacon, rather than the residential streets. Most semis sit outside it.

Either way, internal wall insulation does not normally need planning permission because the outside of the house is unchanged. Listed buildings are the exception and need listed building consent. I will flag anything like this at the visit.

What about ECO4 grants in Great Barr?

ECO4 funding exists for eligible households, usually based on income, benefits and the home's energy rating, and it is worth checking if you might qualify. Funded schemes are delivered by their own installers.

Do you cover the Birmingham side of Great Barr as well as Walsall?

Will insulating the bay make the room smaller?

Slightly. Most systems add somewhere around 20mm to 80mm including plaster, depending on the material. In a bay that is rarely noticeable once the room is finished. Where space really matters, a thinner PIR build-up can work if the wall conditions allow it.

Can you keep my window board and curtain pole?

Usually yes. Window boards, curtain poles and blinds are carefully removed and refitted. Sometimes a deeper window board is needed to suit the new wall thickness, which I would include in the quote. Everything is discussed before work starts so you know how the bay will look afterwards.

My bedroom above the bay is cold too. Can that be done at the same time?

Yes, and it often makes sense. In many Great Barr semis the bedroom bay has the same lightweight panel as the one downstairs. Doing both together saves setup time and gives a consistent result. I check each room separately because constructions can differ between floors.
