Cork roof coating is a flexible, continuous cork finish sprayed over a sound, prepared roof to protect it and extend its useful life. It can also soften heat and rain noise on metal roofs, but how much depends on the building, so I assess the roof before promising anything.

What is cork roof coating?
Cork roof coating is a spray-applied layer of cork granules and binders that forms a continuous, flexible skin over an existing roof. It protects the surface from weather, moves with normal expansion and contraction, and can moderate heat gain and rain noise. It suits roofs that are worn but still structurally serviceable.
Is your roof worn out, or just tired?
Many roofs that look finished are still structurally sound underneath. A tired coating, rust bloom on fixings or a history of patch repairs does not always mean full replacement.
The people who contact me about roofs usually want to stop paying for the same repairs every year and get it sorted properly, without the cost and disruption of stripping and re-roofing. That is a reasonable aim, and a coating can be the right answer when the roof deserves it. When it doesn't, I will tell you.
Can cork coating help a hot, noisy metal roof?
It can help, but I won't promise a figure without looking at your building. Metal roofs on workshops, industrial units and agricultural buildings heat up fast in summer sun and drum loudly in heavy rain, which makes them hard places to work.
Cork slows heat moving through it and a light-coloured finish reflects more sunlight, which is why the manufacturer recommends light colours for thermal applications. The coating also adds a softer layer on top of the metal, which can take the edge off rain noise. How much difference you notice depends on:
- the roof build-up and any insulation already under it
- the coating specification and colour
- how much direct sun the roof gets
- whether heat is really coming through the roof, or through walls, rooflights, glazing or machinery inside
In winter any added thermal resistance slows heat loss a little. The coating does not produce heat, and the overall result depends on the whole building. If someone promises you a set temperature drop or energy saving without evidence for your roof, ask them where the number came from.
What do you check before recommending a roof coating?
I start with how the building is used and when it becomes uncomfortable, then I look closely at the roof itself. A coating only lasts if the surface and details underneath are sound.
- the condition of sheets or the roof surface, including corrosion and any soft or damaged areas
- existing coatings and whether they are well bonded
- laps, joints, ridges and flashings
- fixings, washers and any rust around them
- gutters, valleys and places where water sits after rain
- safe access, including edge protection and whether any part of the roof is fragile
Failed details and underlying defects are repaired as part of the specification. If I suspect a fibre cement roof may contain asbestos, it needs an asbestos survey first, and the work follows the approach on my asbestos encapsulation page.
Safety firstMany older roof sheets are fragile and cannot be walked on. Roof work is planned with proper access equipment, and that cost is shown clearly in your quote.
Is coating cheaper than replacing the roof?
Often it costs less upfront and causes less disruption, but the right choice depends on the roof. Here is how I compare the two with clients.

What signs suggest a roof could suit a cork coating?
A roof is a good candidate when the structure and sheets are sound but the surface is tired. Typical signs include:
- an old coating that is chalky, faded or starting to peel
- surface rust around fixings or laps, without holes through the sheet
- repeated small patch repairs in the same areas
- a building that gets uncomfortably hot under the roof in summer
- loud drumming in heavy rain that makes phone calls or work difficult
Signs that point towards repair or replacement first are sagging, holes rusted through, cracked or broken sheets, and wet insulation or rotten timbers underneath. Coating will not fix any of those.
How long does a cork roof coating last?
Applied correctly over a well prepared roof, a cork coating is designed to last many years with simple maintenance. The warranty depends on the product and the roof, so it is written into your quote rather than promised in advance.
Maintenance is mostly common sense: keep gutters and valleys clear, look over the roof after storms, and deal with any mechanical damage early. Your aftercare plan lists what to check and when.

Get a free quoteCan cork coating go on a metal roof?
Yes, metal roofs are one of the main uses. Rust is treated, fixings and laps are checked and sealed, and the surface is cleaned and primed before coating. The coating is flexible, so it can move with the expansion and contraction metal goes through between hot days and cold nights. Badly corroded sheets need replacing first.
Will it stop my roof leaking?
A continuous coating protects the surface, but a leak has a cause, such as a failed lap, a loose fixing, a split sheet or a blocked gutter. Those defects are repaired as part of the preparation. Coating over an unrepaired leak would only hide it, and I won't do that.
How much cooler will my building be in summer?
I can't give an honest figure without looking at your roof, its insulation, its orientation and where the heat is really coming from. A light-coloured cork coating can reduce heat gain through the treated surface, and many people find that worthwhile. If a number matters for your decision, I will explain what evidence we can use.
Can my business keep working during the job?
Usually, yes. Roof coating is done from outside, so work inside can often carry on. We agree access, parking, noisy stages and any areas to keep clear before we start, and I plan the work around your hours where I can. Your pre-start guide sets out the arrangements in writing.
Do you coat house roofs?
Cork coating is best suited to metal, fibre cement and similar low-pitched roofs on workshops, garages and outbuildings. For tiled or slate house roofs, a roofer is usually the right person.
