Plasterer in Sutton Coldfield and Four Oaks.

Plastering in Sutton Coldfield often means bigger rooms, taller ceilings and stairwells, Artex left over from the 1970s and 1980s, and period cornices worth keeping. I plan those jobs carefully, protect homes that are already finished, and give you a written quotation after a free home visit.

What should I look for in a plasterer in Sutton Coldfield?

Someone who looks at the room before pricing it. Larger Sutton Coldfield houses often have high ceilings, big stairwells, older Artex and original cornices, and each changes how the job is done. A good plasterer tests older textured coatings, plans safe access for tall ceilings, protects finished floors and explains in writing what is included.

What plastering do Sutton Coldfield homes usually need?

It depends a lot on which part of Sutton you live in.

  • Four Oaks and Mere Green: many larger detached houses, some Edwardian or older, with tall ceilings, wide landings and big through-lounges. Ceilings and stairwells are the bigger part of the work.
  • Boldmere and Wylde Green: plenty of Edwardian and interwar semis and terraces, often with original plaster on the outside walls, bays at the front and a mix of later repairs.
  • Streetly and the edges of Sutton: many interwar and post-war semis and detached homes, where Artex ceilings and tired 1980s finishes are common.

Across all of them, the jobs I am asked about most are skimming whole rooms after a purchase, getting rid of textured ceilings, and putting right old patches that show through paint. My main plastering service page covers how I prepare walls; this page is about what is particular to Sutton houses.

Can you get rid of a 1970s or 1980s Artex ceiling?

Yes, and in a big Sutton Coldfield lounge it is often the change that makes the room feel new. Textured ceilings from that period are common here, often with matching coving and sometimes with the stairwell done in the same pattern.

Because coatings applied before 2000 may contain a small amount of asbestos, I arrange a laboratory test first. Then the ceiling is either skimmed over, with no scraping of the peaks if the result is positive, or overboarded and skimmed if the pattern is heavy or the ceiling is cracked. Coving can usually stay, or we replace it at the same time if it was fitted badly over the texture.

The detail is on my plastering over Artex page, and my guide on Artex and asbestos explains when a specialist contractor is needed instead.

How do you plaster a high ceiling or a tall stairwell?

With the right access and enough hands. A finish coat has to go on and be trowelled up while it is still workable, so on a large ceiling the whole area needs to be laid on in one continuous run. Stopping halfway leaves a joint that shows once it is painted.

  • Access: a stable working platform for ceilings, and safe staging over the stairs for stairwells, rather than ladders balanced on steps.
  • Planning the run: working out where to start and finish so there are no visible lines across the middle of a ceiling.
  • Protection: banisters, spindles and newel posts wrapped, stair carpets covered, and landing doors sealed off.
  • Time: tall walls and ceilings take longer than an average bedroom, and the quote says so.

If a ceiling is badly cracked or sagging, overboarding before the skim is usually the quicker and flatter answer.

Can my original cornices and ceiling rose be kept?

Usually, yes, and I would rather keep them. In older Sutton Coldfield houses the cornice and ceiling rose are part of what makes the room, and they are difficult to replace well.

When the walls or ceiling are plastered, I work up to the cornice by hand and protect it throughout. Small chips and cracks can often be filled and made good. Where a long section is missing or badly damaged, it may need running or casting by a specialist, and I will tell you that plainly at the visit.

Older ceilings are sometimes lath and plaster. If they are sound, they can be repaired or skimmed with a compatible plaster. If they are sagging away from the laths, overboarding or replacement may be safer. On solid outside walls of that age, lime plaster is often the better match than gypsum, which my lime and gypsum guide explains.

Can you work around a new kitchen, floors and furniture?

Yes. Many of the homes I plaster in Sutton Coldfield are being renovated room by room, so the plastering happens next to a new kitchen, oak floors or fitted wardrobes. The protection is planned before I start, not improvised on the day.

Floors are covered with boards or heavy-duty protection, not just dust sheets. Furniture is moved and sheeted, doorways are sealed to keep dust in one room, and we clean at the end of every day. If sockets or radiators need to come off, I organise trusted trades.

The order matters too. Plastering should come before new carpets and decorating, and the walls need time to dry. Your quote shows the time on site and the drying time separately, so you can book the decorator and fitters around them.

What if the room is cold as well as tired?

Then it is worth thinking about before the new plaster goes on. Large bays and solid outside walls in older Sutton Coldfield houses can make a beautifully finished room feel cold in winter.

I am a Retrofit Assessor as well as a plasterer, so at the visit I can tell you whether an outside wall or a bay is worth insulating while the room is already being worked on. If it is, I price it alongside the plastering. If it is not, I will say so. The bay window insulation and internal wall insulation pages explain what that involves.

How do I compare plastering quotes in Sutton Coldfield?

Look at what each quote includes, not only the total. For larger rooms and ceilings the differences are bigger: access for high work, the number of coats on a heavy texture, an asbestos test on older Artex, protection of finished floors, and whether cornices are worked round by hand.

I do not give prices over the phone, because two similar-sounding ceilings can be very different jobs. You get a written quotation after a free home visit, with the method and the reasons for it. For typical UK ranges, see my guide on how much it costs to plaster or skim a room.

Which parts of Sutton Coldfield do you cover?

All of it, including Sutton town centre, Four Oaks, Mere Green, Boldmere, Wylde Green and Streetly, as well as Walmley and the streets towards Erdington. My base is in Bloxwich, Walsall, so Sutton is a regular part of my week.

If you live on the Walsall side, my plasterer in Walsall page covers that area. Wherever you are, the process is the same: a free home visit, a written quotation, careful work and a call about four weeks after handover.

Why is my room so cold?

Most cold rooms in 1930s and Victorian homes are cold because their outside walls lose heat fast and stay cold on the surface. This free guide from Retrofit Assessor Wojtek Pankowski helps you find out what's happening in your home and what to do about it, before you spend a penny.

Can you skim a ceiling without taking the coving down?

Usually, yes. If the coving is sound and well fixed, I skim up to it and leave a clean, straight line. If it was fitted over a textured ceiling and the joint is untidy, or it is cracked, it is often better to replace it at the same time. I will show you which applies at the visit.

Is it safe to skim over an old Artex ceiling in a lounge?

Yes, when it is done properly. Coatings applied before 2000 are tested first, and if asbestos is present the surface is not sanded or scraped, only sealed in with plaster or board. Covering it is the normal approach. Removal is specialist work and only needed if the ceiling is failing.

How long does it take to plaster a large lounge?

A large through-lounge with walls and ceiling often takes several days, depending on how much preparation and how many coats are needed. Overboarding a ceiling adds time but saves coats. Drying before decorating is extra, usually a week or more for a full room. Your quote shows both.

Do you repair lath and plaster ceilings?

Where the ceiling is still sound and firmly attached, small areas can often be repaired and the surface skimmed with a compatible plaster. If large areas have come away from the laths or the ceiling is sagging, overboarding or replacement is usually safer. I check by eye and by touch at the visit before recommending either.

Can you work while we are living in the house?

Yes. Most of my work is in occupied homes. One or two rooms are out of use at a time, dust is kept to the work area as far as possible, and we tidy every day. Before we start, I explain what happens each day and when the room will be back.

Do you only work in Sutton Coldfield?

No. I am based in Bloxwich, Walsall and work across Sutton Coldfield, Walsall, Aldridge, Great Barr, Lichfield and north Birmingham. The free home visit and written quotation are the same wherever you are.
